Hello all! First time poster but long time reader. Me and my partner are interested in Stockton for MF investments. We have never invested in this market before and wanted to get some local knowledge and advice! Currently looking at a 12-unit complex in the Civic Center area. Thank you!

Welcome! As Sherwin mentioned, we have MF properties in Stockton and doing well.  We have almost 50 MF units and looking for more.  Stockton seems like one of the last affordable places that is relatively close to the Bay Area.  The corridor between the Bay Area and Sacramento is ripe for long term development and Stockton is right in the middle of it.  Stockton airport now has direct flights to Los Angeles!  Seems like a non-event for folks who live in large metros but for a city with a population of 300,000, its a good sign.

We have done tremendous amount of research in Stockton before making our acquisitions.  We drove up and down the city block by block sniffing out opportunities.  A good amount of mom and pop owners with value-add upside.  Let us know if you have specific questions on markets and/or properties.
