Is SouthEast Florida is over priced?

Hey Guys I’m pretty new to real estate investing in South Florida. I have to admit every homeowner I’ve been in contact with feels there property are worth over Zillow value. They want be able to sell a homes that is in horrible condition for a million bucks. Hasn’t anyone here experience this and what are you doing to bring these home owners back to reality ?
