Looking to invest in rentals in Lawrence or Ottawa, Ks

I’m looking to buy a couple houses in Lawrence, Ks or Ottawa,Ks or possibly even in the Kc metro area. Need advice on finding a good real estate agent who has a lot of knowledge on the markets in this area. Also I am looking for a good property manager as I am too busy with work to do my own managing. I want to buy a house cheap enough that it can pay itself of in 5 or 6 yrs if that’s even possible. I would be interested in a cheaper house that needs some renovation done and then rent it it. Any advice would be appreciated.
