Hawaii investing for tax purposes

We vacation in Hawaii every year. I would like a rental property to help with some of our tax burden.

Can anyone help me with connecting to the right people for an easy minimal hassle buy and hold?

Normally my underwriting requires 10% COC but I'm willing to accept less for a no hassle rental I can check on during our yearly vacations and take advantage of some deductions.
