Storage Unit Laws in Portland, OR

Can someone point me in the right direction of the laws regarding renting storage units in Oregon? If the laws are county/city specific the unit is in Portland, Multnomah County. Any advice would be much appreciated!

Details:

We primarily work with residential real estate as property managers and brokers but we do have a couple of garages that we lease separately from the residential units.

One of our tenants that rents two garages (storage spaces) from us is delinquent and we are trying to determine next steps. He has not responded to any of our emails or calls and we would like to take further action. Posting notice, changing locks, and removing his items.

If anyone has information on this topic please let me know.

Thank you,

Jacob Wathen

Replied

My understanding on commercial property the lease is the law so to speak.  If you say in the lease after 1 day late they get charged 5k  or xyz that is the agreed upon contract.   What does your lease say you can do?  When is he in default? Has that time passed? What are the remediation options listed if any on the lease IE lock doors, remove items or autction? Commercial is way different then residential.
