Neighborhoods in AZ good to invest in???

Does anyone know of B class, and up, neighborhoods in Arizona that have houses less than $150k.

I'm looking to invest here from SFH's to Multiplexes, any help would be appreciated!

The median home price in AZ is around 250k, depending on the source, and the median home price in Phoenix is around 286k. Would be hard to find a B property for under 150k anywhere in the state, let alone Phoenix. You'd have to look to C-/D neighborhoods to find those kinds of prices for SFRs and MFRs usually run 80k a unit and up and are usually in those same C/D neighborhoods.
