Funding a fourplex in Texas

Hello, 

I am seeking advice and input on Funding a fourplex in Texas. 

The property is a rehab and I intend to be living in one of the units as a resident, while renting out the other 3 units. 

Need advice on best approach to fund the purchase and rehab of the 4 plex. 

The rehab is only cosmetic that includes flooring, paint and windows [ not structural]

Any input would be appreciated.
