Mini mart or mall next door
I've found a good C class multi (65 units) that cash flows well. Attractive property, good curbside. Working class town. It has a mini mart right next door. Seems to be maintained (paint, etc). I don't know how often it's used. If people hang out or party, then definitely no. There's landscaping so it's not visible to tenants. Deal breaker? Hard to resell? Normally I wouldn't even consider but there's no MU inventory in this market for properties this size.
Also found similar size property in another working class city. Edge of the mall is visible from one building. Mall has Target, good brands. Just purchased for 20M so may be upgraded. Same no MU inventory problem.
