Direct mail--finding the owner's address

Hi BP, I have been spending sometime driving through neighborhoods that I would like to invest in and have a list of addresses I would like to send letters to. All the properties are small multi-family so I know there is a strong likelihood the owner might not be occupying the property.

What are my options to narrow down the address to where the owner is actually residing so that I am not wasting my time and money sending to the wrong address? I have tried my local county assessor website however I have been unsuccessful in getting any property info for some reason. All insight is appreciated.
