Lynchburg VA rental property investing

Hey everyone, my name is Lucas and I live in Central VA. I was hoping to buy my first property by the end of the year and I was wondering about Townhomes as a first investment. I'll be using a Property manager and in my area I can find 2-4 bedroom town homes for 60,000-100,000 dollars. I was wondering if anyone has had success with townhomes and any advice they would recommend.
