MFH FHA opportunity near Lynwood

Hello BP people! 

I'll be relocating near Lynwood, WA for a job.

I want to house hack by doing MFH/FHA.

But I'm not seeing much on MLS. (I found few old condos and old SFHs in the area)

Q:

What are my options? 

should i look for off market deals through networking?

how does lynwood WA (or areas near) demographic look like? where should i live and commute?

should i live in an apt till i find a hot deal?
