Best Places to Invest in Massachusetts?

Hello Investors, Agents, and Anybody Else in Real Estate, I'm looking at properties I may invest in the Massachusetts area. I notice that much of the properties here in Greatet Boston have a horrible ROI however I'm finding many B and C class properties in the North Shore---like Salem, Lowell, and Everett---that have a decent ROI. I would like to know what cities are ideal to invest in for newbies like me?

@Ankit Maewall Nothing has changed, except that prices have gone up and inventory has gone down.

Waiting was not necessarily the best move.

Just piggybacking on this post, I am still on the look out for property that I can house hack here in MA not too far from Boston where I work  but still couldn't find anything that makes sense financially at this point. Any updated thought? :)

@Mora Clark I must sound like a broken record, but look to the south.

Acquisition prices, flip opportunities and rent:purchase price ratios are much stronger south of Boston than inside RT 128.

In general, look in Norfolk, Plymouth and Bristol counties.

Specifically, look in Brockton, Plymouth, Taunton, Attleboro, Fall River and New Bedford.

@Mora Clark Salem NH is great because it's right on 93, have you looked at Haverhill MA as well?

I have to agree with @Charlie MacPherson. As an investor and a licensed agent in Bristol County, I am currently working heavily in the Fall River market with great returns and an easy buy in price to get started for new investors.

The biggest part of investing in this city and any of the others mentioned above like, Brockton, Taunton, New Bedford and Fall River, is going to be knowing the locations as well as knowing which strategies work best in the different locations.

@Rob D. The city has a ton of upside st the moment with the prospect of the train coming down. Other significant factors are the new mayors fiscal focus on improving the budget and the investments the city is making in the new high school, new streets, the Amazon warehouse, SouthCoast market place as well as the new casino in Tiverton just to name a few. The important thing to remember when investing here is getting a great property manager. @Jim Murray owns Lyon Property Management and has a great handle on the numbers here. Also if you want information on the strategies that work right now I would be glad to assist as well. Cheers to your success!

I sell worcester so i like Worcester.  The key is to buy as is, CASH.  But you will have to have good management in place as the best cash flow properties are difficult to manage.

My Point of View: When doing your analysis, you'll find the less affluent cities and towns will give you better cash flow. However, after taking into account turnover, legal fees, vacancy, etc., you may favor less cash flow in favor of spending less money on chasing rents.

I feel like this is an impossible request. No one works in all those cities, so you're asking about star ratings, without giving any criteria other than "cash flow", from a handful of different people. If all you care about is cash flow you, would be better off asking what the cap rate is in the area but even that is going to vary wildly because you didn't like what you invest or want to invest in. Do you not care as long as it has the best returns? Are you a cash buyer? Self managing? You can get no headaches, good tenants and low returns in one place but constant headaches, constant evictions, lots of repairs and high returns in other places
