Real Estate Career Options in D.C.

I'm located in the D.C. area and highly motivated to start building a real estate empire. I have a FT job and have about a year more of saving before I can purchase my first property. I'm passionate about RE development and want to get a second source of income. Looking for suggestions/ideas for ways to get engaged in the industry (and earn money) before I can purchase my second investment property. At this point, I'm leaning towards getting my RE license and trying to do that part time. Any other ideas would be greatly appreciated!
