hi everyone
i'm a foreigner i'm not living at the U.S.,
does someone have any information about cap rate at Toronto
im interested in single or multi family
and commercial real estate
and some good PM over there?

What kind of information are you looking for exactly? Toronto is extremely hot right now especially for single family houses.
I was looking at the Vaughan (north of Toronto) area where houses are at $1+ million and rents are at $3,000 per month. Waaaaay too expensive to buy or invest in if you wish to achieve positive cashflow.
