1st Buy and Hold Rehab in Seattle area....Where to look?

Hello BP friends!  I'm in the Seattle area wanting to buy my 1st investment property.  Was wondering if any of you fellow BP local investors have recommendations for places around here to look for good "buy and hold" rehabs.  I don't want to buy in Seattle proper, but within a 30 minute commutable (minus traffic) distance is the goal.  Shoreline, Everett, and Ranier Beach are on the list so far.  I would LOVE to hear any other places you think would be great for this kind of investment, and why you would recommend that location?
