Experienced Wholesaling Draft

Can anyone explain a more detailed step by step transaction on wholesaling a home? Is there anyone with experience in southern California. I am new to the entire wholesaling business and really need a few questions answered such as

1. what are the best beginner properties to look for and how do I reach a number of them with very little money?

2. please share your entire experience with a deal including your dealings with an investor buyer?

3. a rough estimate draft from beginning to end of the business plan with details? 

4. What does an assignment contract look like and how to fill it out?

5. Do I need to have some money for anything to close the process?
