Advice on up and coming areas in Philadelphia
Can anyone recommend any areas in Philadelphia which are "up and coming" and which may have greater appreciation potential - i.e. those areas which are close to a "hot" neighborhood and are starting to be cleaned up/developed.

Personally, I find that many of the "hot" areas that people are familiar with and talking about have already priced in the potential for future appreciation. That said, Brewerytown does still present good opportunity. Another place that I feel is often overlooked is Grays Ferry, which on the east side has Penn already underway expanding across the river in to the south bank, and from the west Point Breeze spilling over.
