Any Experienced Investment Realtors???

Hello BP family I'm looking for knowledgeable INVESTMENT realtors/brokers to network with in south Florida who KNOW the markets. Many realtors look at me strange when I meet with them and I mention the 1-2% rule and/or 50% rule! Cap rates, etc. and tell them why I feel their sale doesn't work for me. It gets frustrating at times to be honest. Thanks in advance ladies and gents!

If the listing broker or agent has a buyer willing to pay a higher price that they know will make easier for the seller to accept and get a commission then of course they want that. The seller wins and the listing broker/agent wins.

Now if I put my buyer hat on they lose.

I see many people overpay no matter the asset class. You have to stick to your believes and not buy into bad or okay deals. Plenty of stupid money out there with no knowledge of what makes a deal a good one.
