This is a great deal, any tips?

I have a property in Swansea IL, near the St. Louis, Mo area. I got this property subject to from my aunt who was relocating. I got a tenant in for over 2 years but towards the end she got kicked off her rent program and ended up leaving. (She left owing over $7500 in rent to me)

I have cleaned the place up, does need a decent remodel but the ARV it well worth it. The problem is I don't have a bunch of capital to do the rehab. I just purchased my personal property last year so my DTI is probably at the limit.

What are some tips to either help sell or maybe get funding to flip it?
