Buy and Hold, Long-term cash flow

Hi all. I am new to this game called real estate and am looking to find something that creates cash flow for the long haul. There are four of us willing to partner up and get the best deal on the market, as the dream is to move to central America and have the cash flow here in the states. Currently, I am researching multi-unit properties near Universities.
