Oklahoma City Investing - 2021 reflections
As 2021 comes to a close and I finish my first real year as an investor, I wanted to start a post for those in the Oklahoma City area to reflect on their experience in the market this year as well as maybe their Initial experience investing here.
Okc, is such a diverse and fun market to be in. There are many strategies to be successful here as long as you’re open to look for them.
Starting out, my partner and I could not sell or rent our family member’s furnished house in the middle of the Covid Pandemic in 2020. However, we eventually found a useful strategy of renting to Traveling Nurses on short term leases. Since we started, we’ve had no un-planned vacancies and have had the pleasure of seeing benefits like, higher rent, double screened tenants, as well as an allowable mix of turnover that falls somewhere in between long term stays and short term stays.
We’ve even started to utilize Airbnb as the seasonality of the short term market changes. There were some challenges getting acclimated to property management, tenant relations, and overall business sense, but who doesn’t have some version of those in their first year right?
Over all though, this has been a very motivating year even as my partner and I strive to do bigger and better in 2022. I hope this is a good opportunity for you all to see how far you’ve come. Happy Holidays and keep moving forward!
