How to Fund Renovations for Owner Occupied Property

I bought my first investment property and plan to renovate the home and cash out refinance once I'm done. I'm looking for help on funding the rehab for the property and banks will only give me about 1/3 of what I need and hard money lenders will only lend to non owner occupied properties. Any creative ideas on getting funding for investing in your personal home?
