Appliance and materials wait times

Hi Fellow Rehabbers - I am a potential (because I am studying and analyzing deals at the moment) future rehabber. How are you all dealing with the wait times on new materials, appliances (especially; HD, Costco, Best Buy and more) are delivering after 4 to 6 weeks. How are you all factoring in your costs?
