Local Trend: Will this increase the value of my property ?

Will turning my duplex into two single townhomes (by deed) increase the overall value of the property? I'm seeing similar for sale properties, whose individual asking prices are what I paid for my duplex. The properties aren't selling, but I'm curious from a value standpoint. I would love to BRRRR if the value is there. Does anyone have experience splitting their units? How would my mortgage be affected with something like that?
