First House Hack - Considering BRRRR

Hi everyone! I've finally saved up enough money to purchase my first home in the NJ market. The goal is to make this a house hack so I'm looking for a property with 2 units or more, below market value, and that cash flows as well. Any tips for finding a great deal in NJ? Foreclosure homes, etc.? Also, I'm looking to rehab the house using my income + cash flow from tenants and cash-out refinance down the road so I can continue to invest in more properties. Keeping this in mind, what should I be looking out for in houses that I look at? My main concern is not getting a high enough ARV after doing the rehab.
