Best Cities in the US to BRRRR?

What are the best places to buy? I've been looking a lot but it seems that all of the locations that cash flow well have pretty high crime ratings and aren't very good neighborhoods. I'm looking for a more middle class type investment property. Looking to spend 50-80k cash including rehab then BRRRR. Thanks for any tips!

The best cities for BRRRR deals tend to be (in my opinion at least) high cash flow markets that are still stable and growing. These tend to be in the Midwest (i.e. Kansas City, Tulsa) and the Southeast (i.e. Raleigh, Nashville). The Rust Belt is still struggling as are some cities in the Midwest and Southeast, so be careful about them.
