For those of you who analyzed a lot of deals before actually getting started doing the BRRRR strategy or flipping homes, how were you able to factor in rehab costs into your deals when you were practicing with the numbers. i have been analyzing a lot but ive never done a rehab. only conventional buying and renting but wanting to switch to BRRRR but i have no idea how to estimate rehab costs. i have been using numbers between 20k-30k just because i happen to see that number a lot but dont actually know. please share how you learned costs whether it was by jumping in and actually rehabbing, just guessing, watching a mentor, etc. im open to learning any way in order to get better at analyzing.
