BRRRR without the rehab
Hello! I have finished my first two BRRRR deals and I was wondering if anyone has experience BRRRRing a house without actually rehabbing the house. There are a handful of off-market homes in my area that another investor is willing to sell that are priced below appraisal value. The homes have tenants in place and I will be purchasing the homes with cash. I use my local bank for the cash out and they do not have a seasoning period. Has anyone done this? Thanks!
