Can a foreigner BRRRR effectively in US

Hi guys,

I am living in Canada at the moment as a permanent resident.

I am very interested in the BRRRR investing method, and I have red some the books suggested on the forums. I have a question regarding buying and financing from outside of US. Does any have experience in this matter? Thank you for your time.
