BRRRR value add question

Hello,

We are in the middle of rehabbing an old 1900’s village home near Rochester NY.  The house is a 1.75 story 1350sqft 2 bed 1 bath.  We needed to knock down the 1941 kitchen addition after discovering they did not have a foundation.(bought as is in foreclosure).  We now have the option of adding a full bathroom or making the kitchen space significantly larger.  The upstairs is a large bedroom with no room to add a second story bath.  So the down stairs will have one bedroom and two full baths.


what will increase the ARV the most. Large kitchen or 2nd bathroom?
