Where should I purchase an investment property

Goodmorning! So I’m trying to get everything in line this summer so I may qualify for a loan for my first investment property. I noticed that the average home price in mass before corona hit was around 469,000. I know mass has an expensive market so I was wondering if it would be better strategy to possibly invest in a cheaper market in a near by state or something of that nature?

Thoughts? Ideas?
