BRRRR - Refinance Terms (???)

What are other people getting for bank terms on BRRRR Refi's. All I'm getting is a 5 year arm at 4.5%, then variable for up to 15 or 20 years. Is 30 years out there? How do i get a better refi deal? I'm in discussions with retail local banks. Do I need to be at the secondary market? I am an LLC operating as a business for the purposes of owning investment property. Any guidance is welcome, thank you.
