New investor seeks input

I currently have a four-plex in Tucson Arizona. I tried to brrrr it but made some mistake. Ready to take a shot in the Little Rock market with a true BRRRR this time. Any input advice would be welcome. I understand it's not an appreciating market which is fine because my goal is cash flow. Is 80k enough to get started in the Little Rock market?

@Delbert Standifer Yes- you can BRRR is Little Rock. You'll definitely want to buy it right - and that means buying in the right locations. We've seen some pretty modest appraisals this year and location will be critical in making sure you can hit your refinance goals.

PM me if you have questions.
