Operating Agreement for BRRRR

I am contemplating partnering up with a real estate professional on my first BRRRR. He would be bringing all the sweat equity including finding that deal, dealing with the contractors, the rehab etc., which he has experience with, while I would bring the capital needed for the deal. It would be a 50/50 transaction and the idea is to create an LLC to hold title of the property. This is the first time I am partnering on a deal so i wanted to see if anyone could share tips for items to make sure to include or take into consideration in the operating agreement to protect my capital investment. Thanks!
