Seeking Tips on New Kitchen build out in BRRR Property
Hi all, I'm new to the forum and also a relatively new buy and hold investor. I'm working on my first BRRR project and I've learned a few lessons the hard way (mainly around over-improving the property). I've got a 100+ year colonial in upstate NY that I've been renovating for a little over a year. The remaining work I have to get done include: Siding, Windows, Front Porch and Finishing out the kitchen. I feel like I have most of that work well in hand and took my time on the last round better vet my contractors. However, I'm in a bit of a crux on how I want to approach the kitchen addition, which is currently in studs without plumbing or electric without having done a kitchen before. Additionally, I'm squatting in the property at the moment awaiting my next deal, but I'd like to try and move reasonably quick so I'm not carrying both properties for too long.
I have two main questions:
- What advice do you have on cabinet selection for a slightly more upscale older neighborhood (10 schools) where the average renter might expect a little more. Would you splurge a little bit on the cabinets or stick with mid-grade and keep costs?
- Any preferences on whether to go with a big box store or a local provider to spec out and install the kitchen (electric/plumbing/drywall/cabinets)?
