Looking for my 2nd Brrrr

I was fortunate enough to to get my 1st BRRR from my mom. She bought me a condo that is paid off 4 years ago I'm currently living In. My wife and I are all pre approved for 350k and I have 25k in my bank for the down. I live in Utah. Just need advice on what look for for the next property.. buy another condo? But hate HOA... or single family with unfinished basement to our equity into? Or is bad idea to buy something already done and live in it for a year and then rent and repeat? My ideal is something with mother In law to essentially have 2 units... Any advice would be great! Thanks everyone
