Rehabbing my duplex for equity

I own a duplex in Frostproof, Florida. I'm looking to rehab the place to build equity. I would like to pull that eventual equity out to buy another property. I currently have tenants in the property in both units. One tenant is on a month to month and the other is on a year lease but is coming to the end.  

What I'm trying to understand is where will I get the bang for my buck. I'm thinking both kitchens and bathrooms or would it be wise to add another bedroom and bathroom to both units?
