What to pay partner who puts down money for 3 months on rental?

Looking to buy a rental. Just need the down payment on construction loan for renovation. Friend would give the down payment and then get his money back in three months when loan is modified. House would be in my name. Should I split profits for a year? Two years? Splitting profits for the life of the rental seems a bit much considering that the investor would get his money back in three months. Just curious what is "typical" in situations like. I would find the rental, manage it, and take care of everything but the down payment basically.
