Not sure what to do looking for some good advice

I have had one rental for 10 yrs now and would like to buy several more but not sure what the best route is for me.Brrrr sounds pretty interesting but can I do it with no money out of my pocket?Here’s my situation.The one property I have I owe 18k on it so I refinanced my personal house to “pay it off”.Know that I have equity in that place where do I go form here?
