Help with BRRR refinance in Ohio

Hey Everyone,

I have been following bigger pockets for a while. I did a house hack last year and really wanted to try the BRRR strategy. I met with a successful investor in the area who mainly does flips and looked to partner on deals who could teach me that side of the business. She would do the flip, rehab, get the refinance money and I would get the rental property to start off. I have been calling banks and am going to talk to some credit unions as well this week. One that I know very well and has worked with investors said that if the property is refinanced before 12 months then the bank with go with the purchase price, not the ARV. He said the west coast has some different rules for investors. Just wondering if anyone else ran into this problem and what they did.
