In position to pursue with the BRRRR method for a 4-6 unit within 2 hours from my current location and or a 30+ unit 8-10 hours away.

Will the method work for a commercial unit such as 30 +?

If so, any opinions shall I pursue ?

- Leaning towards hard money at 20%
