BRRRR...Please Help Before My BRRRR leaves me out in the cold!

I'm living in a Duplex mid BRRRR. The lease option ran out and since I made multiple upgrades to the property the owner said he'd give me a month longer to buy him out. I'm hoping to stay in the lower and rent out the upper.

My credit is around 600...that coupled with the mid remodel makes it tough to find traditional lenders. My broker thinks he can get my score mortgage worthy in 3 months. 

I've reached out to a few hard money lenders...still talking with a few (Most I've talked to won't lend on a Mid Renovation).

As of now there I'm focusing on these two strategies:

1.Find some gap financing to give myself some time

2.Partner Up finish the Reno and do a equity split

Any creative financing ideas that you guys have or have worked for you would be greatly appreciated.
