Considering using Fannie Mae Homestyle loan to rehab and rent

Considering using a Fannie Mae Homestyle loan to purchase single family units, rehab them and the. Rent them per bedroom. Normally There wouldn’t be much call for this in WV, but I live near Marshall University and there are several houses in disrepair near the university. I am wondering if anyone has advise on this. I still remember being a student renter and this is exactly what we did. I also remember the headache we sometime have our landlord.
