Owner financing advice needed

I have located a property worth 70k ARV and the owner is asking 50k owner financed. It needs roughly 8k in repairs. I know with the 70% rule I should be offering around 42k but is the owner financing worth the extra 8k in sales price? Market rent is 750/month.
