First BRRRR method property?

I have finally found a possible property to BRRRR. Owner is desperate due to deployment and willing to sell for 50k under value. I am wanting to finance this deal with a personal loan then move forward with the BRRR process. How big of a risk is it to begin BRRRR method with borrowed money?
