Need some inputs on partnership!

Hello All,

Need some expert advice here. My friend and I are partners in a side hustle RE firm with 4 condos in our portfolio. We both have full time jobs that are a bit demanding. His job is more demanding and earning compared to mine.

Instead I have decided to spend more time on property management of our future properties compared to my business partner and want to propose him below and need some expert advice on the same.

While purchasing the property, can I ask him to fund 55% of the deal compared to my 45% where as I take care of all future property management tasks post closing that includes on boarding a tenant, any maintenance tasks there after.

Is that a fair offer, thoughts?

P.s: We both have 50% ownership in our RE company and we usually buy out properties. Currently we both are sharing property management tasks but not very efficient . I feel it should be a one partner role.
