How to BURRRR full time without monthly income to qualify 4 refi

Real Estate License, check. 15+ years Property Management experience, check. Investor on board, check, I have a few hundred thousand to invest myself.

I quit my job to burrrr full time, and to do what I was doing for other investors now for myself. I have contractors and great vendors, exceptional working relationships with agents and brokers etc.

My speed bump now is how do I Burrrr if I can't qualify to refinance because I now have zero flowing income "currently"... is the only option to have a co-signer for every deal? I might have jumped the gun, got an LLC, was thinking it my be helpful to purchase the homes through the LLC, to build up business credit and capital, I don't have to use it if not helpful...

Any creative experience and knowledge is super appreciated.
