Property management needed or not.

I have an existing construction business. Looking to get into buy-and-hold real estate. I had a realtor tell me today that he would advise against using a property management company if I have a loan on any properties that I am looking to rent out. He said there's not enough meat on the bone after paying the lender each month.

Any advice would be appreciated. Obviously if I can get a low enough purchase price and a high enough rent rate it would take care of the problem

I just want to get started off on the right foot. I don't want to start managing my own properties and then wish I had hired a property manager from the get-go. I don't mind breaking even as my existing business would pay

for Capital expenditures.

@Marvin Miller first of all, welcome to BP!

You should run the numbers and include property management in your deal analysis. Make sure the deal works with a property manager and if you decide to manage in-house, it is extra money in your pocket. If the deal doesn't work with PM costs included, it seems it is not a good deal.
