Anyone doing Build, Rent, Refinance, Repeat ? Build to rent developers ?

we need our own forum for this concept. I'd argue that there are very select zip codes where this strategy works. You need to find a zip code where land values are 10% of less of after built value. You have to find a zip code that has a prevalence of multifamily and a pathway to build multifamily. You have to have exit values of single family homes high enough where build cost can work. All of the economics have to be right. But I'm interested in anyone who is doing this and would like to start a mastermind.
