Best market in greater Phoenix for single family rentals?

Hi BP community, 

Would love to hear your opinion on the best area to invest in single family rentals in the greater Phoenix area? I have a lot of clients interested in the BRRRR strategy, but struggle to find properties that can cash flow from this strategy. What part of the valley are you finding lucrative for single family rentals?
